Located north of the Manatee River, just moments from the Fort Hamer bridge, River Plantation is one of the most accessible residential communities in eastern Manatee County.

The management company hours at the Community Center are not open to the public(they are for River Plantation homeowners and renters only), and given that residents are there to potentially talk about private information (their accounts, requests, trouble in the community, etc.), there is to be NO AUDIO OR VIDEO RECORDING without consent. ![]()

Recording in Florida in an area of expected privacy (like a clubhouse during office management hours) without consent is a third degree felony, punishable by up to 5 years in prison and $5,000 in fines. ![]()

If you want to record, ask first. We will post a sign stating that upon entry for these hours as well. ![]()

You are welcome to record BOD meetings, but management office hours are not the same thing.
If your rooster is wandering around 124th/24th St E., your neighbors aren't happy, and since it's loose, it can be removed from the neighborhood. ![]()

Per the HOA docs:![]()
Section 10. "Livestock and Pets. No animals, livestock, poultry, or pets of any kind shall be raised, bred, or kept on any Lot, except that not more than three (3) household pets per Lot..."
Friendly reminder that garbage cans MUST be stored in your garage or outside of view from the street. The side of your house is not acceptable and will result in a violation and potential fine.
